Market context in Egypt and strategic rationale

Egypt’s population is estimated at 118 million with tourism reaching approximately 19 million visitors in 2025. The West Cairo location offers access to El Wahat Road, Cairo Ring Road, Sphinx International Airport, and the Greater Cairo road network. The Sheta family has led IGI Holding since 1942, with IGI Developments managing integrated residential communities since the mid-1990s with a land portfolio

of around 2.5 million square meters and over 40,000 residents. Hotel101 aims to expand globally to 1 million rooms in 100 countries through licensing its business model.
