Hotel101 Global Holdings Corp. executed binding agreements on October 20, 2026, to build a 750-room Hotel101-Cairo West in Greater Cairo, Egypt. The project is valued at EGP 5.465 billion (USD 102.09 million / PHP 6.44 billion), marking the Filipino brand’s initial expansion into the African hospitality market. WNTR Property & Hospitality, affiliated with Egypt-based IGI Holding, will serve as the nationwide development partner.
The planned hotel will be constructed on a 15,984-square-meter (approximately 1.60 hectares) site in Hay Al Ashgar, 6th of October City, Giza, located along Ahmed Zewail Road. Positioned about 10 minutes from the Giza Pyramids and the
Grand Egyptian Museum, Hotel101-Cairo West is projected to rank among the three largest hotels in Cairo by room count. The property is expected to offer four-star facilities including a ballroom, conference and meeting spaces, modern guest rooms, 24-hour reception, dining options, swimming pools, a gym, business center, children’s playground, parking, and luggage storage.
Hotel101 Global Holdings Corp. operates as a subsidiary of DoubleDragon Corporation, a Philippine-listed company trading on Nasdaq under the symbol HBNB. The brand utilizes an asset-light, technology-supported condominium-hotel (condotel) model focused on standardized design and operations. Its international expansion includes current hotels such as the 680-room Hotel101-Madrid,
opened in March 2026, and the forthcoming 482-room Hotel101-Niseko in Japan, scheduled for December 2026. The company’s long-term goal is to develop one million uniform rooms across 100 countries, generating sustained recurring revenue streams.
IGI Holding, known for its diversified industrial and real estate ventures in Egypt, holds a business portfolio spanning textiles, FMCG, food & beverage, heavy industry, petroleum, construction, hospitality, and digital infrastructure. IGI Developments, the property arm of IGI Holding, has managed integrated residential projects since the mid-1990s covering over 2.5 million square meters of land and housing more than 40,000 residents. WNTR Property & Hospitality acts
as the local development partner for the Hotel101 project in Egypt.
For 2026, Hotel101 projects its largest annual increase with 2,229 new rooms opening across four properties, including those in the Philippines and overseas. The firm anticipates significant recurring revenue from its expanding hospitality portfolio alongside DoubleDragon’s leasing operations involving community malls, warehouses, and offices. Hotel101’s 518-room Manila and 606-room Fort properties maintain high occupancy levels, while the Madrid hotel has already contributed to recurring revenue in European markets.
Egypt’s population is estimated at 118 million, with tourism reaching nearly 19 million visitors in 2025. The hotel’s location near key
cultural landmarks positions it strategically to serve both domestic and international travelers. Access to major routes like El Wahat Road, Cairo Ring Road, and Sphinx International Airport enhances connectivity for guests. The project remains subject to customary regulatory and corporate approvals before completion.
