Nassau Bay Resorts LLC is transforming the former Hilton Houston NASA Clear Lake hotel at 3000 E NASA Parkway into the Compass Hotel by Margaritaville Nassau Bay, with renovation plans announced in August 2026. The acquisition took place in 2025, initiating a major redevelopment aimed at rebranding the property.

The renovated hotel will feature 229 rooms and is designed to offer a boutique-style experience infused with Margaritaville’s tropical theme. Amenities will include four Margaritaville-themed restaurants, a lazy river, conference and meeting facilities, and fully reimagined guestrooms. The property will also provide marina access, boat parking, and a retail store to

support guest activities.

To facilitate the renovation process, Nassau Bay Resorts LLC laid off all hotel employees on July 31, 2026, following a notice filed in June with the Texas Workforce Commission. Renovation work is ongoing and the property is scheduled to reopen in late 2027 under the Margaritaville brand.

Kam Miramadi, CEO of Nassau Bay Resorts LLC, stated, “We are excited to introduce Compass Hotel Nassau Bay and bring this new destination to the Clear Lake community, just minutes from NASA/Space Center Houston. We look forward to transforming this property into a welcoming hotel and recreational experience that reflects

the character of the surrounding area while providing guests with a comfortable place to stay and explore. Bringing the Compass by Margaritaville brand to the region will offer a new hospitality option for visitors, business travelers, conferences, boaters, and locals alike.”

Margaritaville is concurrently expanding its presence in Texas through a $250 million, 334-room hotel development on Galveston Island and the 2022 opening of Camp Margaritaville RV Resort in Crystal Beach. These projects complement the Nassau Bay renovation as part of Margaritaville’s broader Gulf Coast strategy.
