Wyndham Hotels & Resorts reported a 6% increase in revenue per available room (RevPAR) across its U.S. portfolio for the third quarter ended September 30, 2026, with U.S. RevPAR reaching $58.35. Net revenues rose to $410 million, up from $382 million in the same period last year, while net income declined 6% to $99 million. Adjusted EBITDA fell 3% to $207 million but increased 5% excluding marketing fund effects.
Global RevPAR advanced 2% year-over-year in constant currency to $51.13. International RevPAR declined 3% to $41.79, driven primarily by a 10% drop in China’s RevPAR due to weaker travel demand, especially
in Tier 2 cities. Markets including Canada, Southeast Asia, the Pacific Rim, Latin America, Europe, the Middle East, and Africa showed growth. In the United States, regional strength was noted with sustained RevPAR gains in the Midwest and sequential and annual improvements in Texas, Florida, and California.
Wyndham’s domestic hotel system comprised approximately 500,000 rooms at quarter-end, down 1% year-over-year. Despite this, the midscale and above segments grew by 2%. The international portfolio increased by 7% to roughly 377,400 rooms. Excluding the Revo Hospitality Group’s insolvent portfolio, the global system expanded 4% year-over-year to about 864,400 rooms. The global development
pipeline, excluding Revo, reached approximately 264,000 rooms across more than 2,200 hotels, a 4% increase. Pipeline growth was 2% in the U.S. and 5% internationally, with about 35% of projects having broken ground. Rooms under construction grew 4% year-over-year. Properties in the pipeline carry a 30% premium in fees per available room compared with existing operations.
Based on third-quarter performance, Wyndham raised the lower end of its full-year global RevPAR growth forecast to 0.5%, maintaining the upper end at 1%. It also adjusted its full-year adjusted EBITDA guidance to between $740 million and $745 million, up from a previous range
of $735 million to $745 million. Adjusted diluted earnings per share guidance increased to between $4.84 and $4.92. The net revenue outlook remains between $1.48 billion and $1.50 billion, with an expected 4% year-over-year room growth excluding Revo’s insolvency impacts.
The company generated $93 million in cash from operating activities and $100 million in free cash flow during Q3 2026. It returned $123 million to shareholders through $91 million in share repurchases and $32 million in dividends. The board approved a $400 million increase in share repurchase authorization. Wyndham ended the quarter with $988 million in total liquidity and maintained
a net debt leverage ratio of 3.6 times.
Geoff Ballotti, president and CEO of Wyndham Hotels & Resorts, said, “Our third quarter results demonstrate our team’s continued execution and the strength of Wyndham’s asset-light, highly cash-generative business model.” Ballotti noted that U.S. RevPAR growth outperformed initial expectations with broad-based gains and market share increases. He also highlighted the company’s investments in technology, loyalty, and distribution to support franchisee profitability and customer satisfaction, adding confidence in the company’s balance sheet and cash flow generation as reflected by the board’s approval to expand share repurchase authorization.
