VAI Resort has assumed full control as developer, owner, and operator of Mattel Adventure Park in Glendale, Arizona, taking over after Epic Resort Destinations exited the project. The initiative began in 2020 under a different name along the 101 freeway and was originally scheduled for completion before the 2023 Glendale Super Bowl. In 2022, the project rebranded to VAI Resort with new ownership led by executives from civil construction firm Fisher Industries. Epic Resort Destinations, led by CEO Glenn Bilbo, did not respond to requests for comment regarding the developer transition.
Current Construction Progress
Construction at the Mattel Adventure Park continues under VAI
Resort with significant structures nearing completion. The amphitheater hotel visible from the 101 freeway is under construction, including the lobby, steakhouse, and guest rooms. On the east side, the 157-room VAI Villas are nearly structurally complete. Additionally, the conference center along the freeway also approaches structural completion. The current resort development footprint is larger than originally planned, reflecting VAI’s emphasis on quality over speed or cost-saving measures.
Delays, Incident, and Opening Timeline
The project experienced delays pushing the opening to 2025 after initially targeting 2023. In December 2024, a fatal construction accident occurred when a worker fell on-site. VAI Resort described the transition of ownership
as seamless, maintaining construction progress despite these setbacks. There is currently no confirmed opening date. VAI plans to announce the opening timeline approximately 12 months in advance, with an announcement expected around November 2026.
Economic Impact
Once completed, Mattel Adventure Park is projected to generate over $2.2 billion in tax revenue for the city of Glendale and the state of Arizona. The project will also create more than 2,500 jobs in the Glendale area. These outcomes are part of VAI Resort’s long-term goals for the development.
