Mondrian, part of Ennismore, opened its first all-inclusive resort in Cancún, Mexico, in August 2026. This launch represents a new direction in the brand’s expansion strategy aimed at entering the all-inclusive hospitality segment.

U.S. Hotel Market Performance Supports Industry Growth

According to STR/CoStar data, U.S. hotel revenue per available room (RevPAR) increased 4.4% year-over-year to reach $106 for the week ended August 22, 2026. Average daily rate (ADR) rose 2.3% and occupancy climbed 2.1% during that week. The luxury hotel segment led growth with a 6.0% weekly RevPAR increase and reported a 14.5% gain year-to-date in 2026. Key markets such as San Francisco, St. Louis, and Chicago

posted significant weekly growth rates of 26%, 23%, and 18%, respectively.

Third-quarter RevPAR in the U.S. is tracking at a 6.7% increase year-to-date, reflecting resilient demand and supporting investment confidence across the hospitality sector heading into the latter half of 2026.

Hotel Sales Surge Driven by Renovation Challenges and Cost Dynamics

MSCI data cited by the Wall Street Journal shows that U.S. hotel sales rose 28% in the first half of 2026 compared with the same period in 2025. The luxury segment experienced the strongest growth in transactions, while select-service deals saw an uptick following a low in 2024, according to real estate firm JLL. Investors are increasingly targeting hotels

with deferred renovation needs, prompting owners to sell amid rising renovation costs.

The imbalance between construction costs and acquisition expenses contributes to this trend, with new room additions running at just 0.5% of the existing supply—far below the long-term average of 1.6%. This constrained inventory is elevating demand among hotel investors focused on assets requiring capital improvements.

With the August 2026 opening of Mondrian Cancún, travelers arriving in this popular Mexican destination now have access to a fully inclusive resort option from the Ennismore-owned brand. The property is expected to enhance the all-inclusive segment through Mondrian’s entry into this category,
