Jinmao officially resumed independent operation of its hotel business in August 2026, ending its partnership with Hyatt Group for the Hyatt Regency Chongming Shanghai Jinmao. The property was renamed Shanghai Chongming Jinmao Yiyin Hotel and is now independently managed by Jinmao.

History of Cooperation Between Jinmao and Hyatt

The Hyatt Regency Chongming Shanghai Jinmao opened in 2014 under a cooperation model between Jinmao and Hyatt Group. Located on Chongming Island in Shanghai, the hotel capitalized on its low-density resort setting supported by catering, conference, and leisure facilities. Throughout its operation under Hyatt’s brand, the hotel maintained weekday occupancy rates above 50% and built a loyal customer base

with Hyatt’s global brand recognition, membership system, and operational expertise. This model reflects Jinmao’s previous strategy of partnering with international brands to enter the high-end hotel market, which also included projects like the Grand Hyatt Hotel in Jinmao Tower opened in 2007.

Shift to Independent Brand Operation by Jinmao

Starting in 2021, Jinmao launched five proprietary hotel brands encompassing multiple market segments. These include Jinmao Joy targeting urban business and mixed accommodation needs, Jinmao Yiyin emphasizing natural resource-based resorts, and Jinmao Pure focusing on high-end boutique travel with immersive resort experiences. This strategic transformation enables Jinmao to move from asset ownership to independent hotel brand operation, reducing

reliance on international brands for market entry, management, and membership channels.

Operating Performance of Jinmao-Operated Hotels

Jinmao Joy hotels demonstrated solid performance with an average room rate near 700 yuan and weekday occupancy levels exceeding 60%. Representative properties under this brand operate in Ningbo, Jiangyin, and other cities within the Yangtze River Delta. The transition of the former Hyatt-operated Chongming property to Jinmao Yiyin preserves its resort focus, adapting its brand positioning without large-scale hardware modifications.

Market Drivers Behind Jinmao’s Strategic Shift

Jinmao’s decision to resume independent hotel operations follows over 20 years of accumulated experience managing high-end properties. Company sources cited weakening “halo effect” traffic benefits from international hotel brands

in China and increasing annual fixed brand management fees that have shifted from value-added services to costs. These changes prompted Jinmao to establish a proprietary hotel commercial management platform for brand standards, operations, and membership systems, giving it greater control over product design and market positioning.

Jinmao’s self-owned brands focus on tailoring products to local ecological and cultural resources, departing from the standardized global models typical of international brands. For example, Jinmao Yiyin integrates local natural landscapes and cultural elements to better address regional leisure needs, while Jinmao Joy enhances urban business hotel services and conference facilities to suit domestic

customer preferences. The Jinmao Pure brand further extends this approach by creating immersive travel experiences linked to specific high-end scenic locations like Jade Dragon Snow Mountain.

This strategic shift from relying on international brands to independent brand ownership enables Jinmao to better align hotel products with asset types and consumers in the Chinese market. Having fully developed independent operating capabilities, Jinmao is leveraging its long-term hotel management expertise and local resource advantages to consolidate its hotel business under its proprietary brand portfolio.
