Effective August 2026, Jinmao Group resumed independent operation of its hotel business by ending its partnership with Hyatt Group at the Hyatt Regency Chongming Shanghai Jinmao. The hotel was renamed Shanghai Chongming Jinmao Yiyin Hotel and is now fully managed by Jinmao as both property owner and brand operator.
History of Jinmao’s Partnership with International Brands
Jinmao’s hotel business began cooperating with international brands more than 20 years ago, marked by the 2007 opening of the Grand Hyatt Hotel in Jinmao Tower, Shanghai. This partnership leveraged Hyatt’s brand recognition, mature management, and customer loyalty systems to establish Jinmao’s presence in the high-end hotel market.
Hyatt Regency Chongming
Shanghai Jinmao, opened in 2014 through Jinmao-Hyatt cooperation, focused on low-density resort accommodations on Chongming Island, Shanghai. The property maintained weekday occupancy rates exceeding 50%, benefiting from Hyatt’s brand reputation and operational expertise.
Motivations Behind Jinmao’s Shift to Independent Operation
Jinmao’s transition to self-managed operation reflects changes in the market environment and its own evolving capabilities. The company noted that the traffic benefits from international brands have weakened, while fixed annual brand management fees have become rigid costs rather than value-added services. This has prompted Jinmao to reduce dependence on international operators and pursue cost-efficient management through self-owned brands.
Accumulated operational experience has enabled Jinmao to take
control of product design and hotel management decisions, moving beyond the role of a pure property owner.
Brand Positioning and Operational Changes
The renaming of Hyatt Regency Chongming Shanghai Jinmao to Shanghai Chongming Jinmao Yiyin does not involve major physical changes but focuses on adjusting brand positioning and operation methods. Jinmao emphasizes combining local ecological advantages of Chongming Island with resort products tailored to local and regional customers, especially targeting family leisure and health tourism markets.
Jinmao’s self-owned brand portfolio includes Jinmao Joy, which serves urban business and complex accommodation markets with successful hotels in Ningbo and Jiangyin averaging room rates near 700 yuan and
occupancy rates above 60%. Jinmao Yiyin focuses on resort and natural resource-oriented hotels, while Jinmao Pure targets high-end boutique travel, exemplified by the Lijiang Jinmao Pure Snow Mountain Hotel.
These brands prioritize local natural and cultural experiences rather than following standardized global models, creating differentiation based on project location and regional characteristics.
Jinmao’s Strategic Transformation and Brand Development
Since 2021, Jinmao accelerated its strategic shift by launching five self-owned hotel brands during a brand conference in Sanya. This move supports a diversified brand system combining heavy and light asset management, with an emphasis on light asset operation under independent brand control.
Jinmao established a hotel commercial
management platform responsible for brand standards, operational systems, and a membership program to support its independent hotels’ development and competitiveness.
The evolution from the Hyatt Regency Chongming Shanghai Jinmao to Shanghai Chongming Jinmao Yiyin symbolizes Jinmao’s transformation towards full independent hotel operation and brand management.
Relations with Hyatt and Industry Context
The end of the Hyatt partnership at the Chongming hotel is a specific effort by Jinmao to pursue independent operation and does not indicate an overall change in the cooperative relationship between Jinmao and Hyatt Group. Jinmao’s initial cooperation with Hyatt provided essential operational foundation and market recognition in China’s fast-growing high-end hotel sector.
As
Jinmao moved to create self-owned brands, it aimed to better match assets to customer needs and reduce costs in a market where high-end hotel oversupply has lessened the value of relying on international brand traffic.
