On August 4, 2026, Jinmao announced it had ended its collaboration with Hyatt Group at the Hyatt Regency Chongming Shanghai Jinmao hotel. The property, which opened in 2014 on Chongming Island in Shanghai, was renamed Shanghai Chongming Jinmao Yiyin Hotel, with Jinmao assuming full independent operation starting that month.

Jinmao’s History with International Hotel Brands

Jinmao began its hotel industry ventures through partnerships with global brands, starting with the 2007 opening of the Grand Hyatt Hotel in Jinmao Tower, Lujiazui, Shanghai. This project leveraged Hyatt’s established brand value and operational expertise to gain a foothold in the high-end hotel market. Jinmao’s Lijiang project, launched in 2015

and initially operated under Hyatt brands, also exemplifies this early cooperation phase.

Development of Jinmao’s Self-Owned Hotel Brands

In 2021, Jinmao initiated a strategic shift by launching five proprietary hotel brands spanning various market segments. The company’s current portfolio includes Jinmao Yiyin, targeting resort and natural resource locations with quiet luxury offerings; Jinmao Joy, focused on urban business and conference clients; and Jinmao Pure, catering to high-end boutique travel experiences. These brands represent Jinmao’s move toward independent hotel management and brand differentiation within China’s hospitality sector.

Hotel Performance and Brand Positioning

During its partnership with Hyatt at Chongming, the hotel maintained over 50% occupancy on weekdays, serving as a popular choice

for parent-child and corporate group vacations in the Yangtze River Delta. Jinmao Joy locations such as Ningbo and Jiangyin report stable average room rates around 700 yuan and occupancy exceeding 60%. Taicang’s Jinmao Yiyin Rose Manor and the Shanghai Chongming Jinmao Yiyin Hotel form key assets under the Jinmao Yiyin brand, emphasizing low-density leisure and natural resource integration. Lijiang’s Jinmao Pure Snow Mountain Hotel offers immersive travel focused on Jade Dragon Snow Mountain’s environment.

Factors Driving Independent Operation

A Jinmao source cited the weakening impact of international brands’ inherent traffic and rising fixed brand management fees as main reasons for the independent operation decision.

Jinmao has cultivated a professional hotel operations team capable of managing hotels without reliance on third-party global operators. The company aims to optimize product design and operational control while aligning hotel offers with local ecological and cultural assets.

Rather than ending all collaborations with Hyatt, this move represents a targeted effort by Jinmao to manage its Chongming property independently. The Shanghai Chongming Jinmao Yiyin Hotel has yet to undergo major hardware changes post-renaming, with adjustments focused mainly on brand positioning and operational methods aligned to Jinmao’s new hotel brand strategy.

Transition from Property Holder to Hotel Operator

Over the past two decades, Jinmao has evolved from a

real estate developer utilizing international hotel groups for project operation into an operator with its own brand management platform. This platform oversees brand standards, operational systems, and membership structures for the Jinmao hotel brand matrix. This transformation enables Jinmao to independently tailor hotel services to fit asset types and customer needs across urban and resort markets.
