Phu Quoc is rapidly increasing its hotel room supply ahead of the Asia-Pacific Economic Cooperation (APEC) summit in November 2027, with developers targeting thousands of new accommodations to support the influx of visitors to the Vietnamese island.

Sun Group’s Ruby Beach and Marriott Partnership Expand Hotel Inventory

Sun Group is constructing the Ruby Beach hotel complex at Bai Dat Do in southern Phu Quoc, with an initial phase comprising 17 towers and over 7,000 rooms. Plans indicate the complex could expand to nearly 20,000 rooms in subsequent phases, according to reports from VietnamPlus. In September 2026, Sun Group and Marriott International signed a framework agreement to explore further hotel developments

in Phu Quoc, Da Nang, and other Vietnamese locations. This agreement builds on a March 2026 contract for 10 hotels and resorts totaling almost 4,500 rooms across Phu Quoc and Vung Tau, with openings scheduled between 2026 and 2030.

Occupancy Rates Surge, Demand Growth Essential Post-APEC

Phu Quoc’s peak-season hotel occupancy has surpassed 90 percent, driven by the island’s rising popularity and the upcoming APEC summit. However, CBRE projects that to maintain these occupancy levels, demand for hotel room-nights must increase by approximately 10 percent annually through 2030. The sharp rise in room availability poses a challenge to sustaining occupancy following the 2027 summit due to the

significantly expanded hotel supply.

Hotel Openings and Regional Expansion Timeline

The phased hotel developments initiated since 2026 aim to align with the lead-up to and aftermath of the APEC summit. The new hotels, mainly in Phu Quoc, will debut progressively through 2030, coinciding with broader efforts to grow Vietnam’s hospitality capacity. Marriott’s partnership with Sun Group includes projects in Da Nang and Vung Tau, reflecting an expansion strategy across key Vietnamese destinations within the Asia-Pacific region.

The surge in hotel construction reflects confidence among developers that visitor demand will persist beyond the summit. Yet, concerns remain regarding the risk of oversupply and potential occupancy dips after

the event concludes, especially in view of the scale of new rooms entering the market.
