Lemon Tree Hotels signed an agreement on September 24, 2026, to develop a new 90-room hotel in Patancheru, Telangana. The property will operate under Carnation Hotels, a Lemon Tree subsidiary focused on managed assets. On the same date, Fleur Hotels Limited, another subsidiary, completed a ₹120 crore land acquisition in Bandra (East), Mumbai, for a 172-key upscale Lemon Tree Premier hotel.

Dual Expansion Strategy Utilizing Subsidiaries

The Patancheru hotel will expand Lemon Tree Hotels’ asset-light portfolio by leveraging Carnation Hotels for management, aimed at growing high-margin fee income. Meanwhile, Fleur Hotels Limited’s Bandra land purchase supports the company’s asset-ownership model, securing a key presence in

Mumbai’s lucrative corporate district. This dual approach aligns with Lemon Tree’s “asset-right” strategy, balancing capital allocation between managed and owned properties.

Strategic Locations and Operational Synergies

The Bandra acquisition adds a seventh property to Lemon Tree Hotels’ Mumbai portfolio, focusing on the high-yield commercial corridors near Western Express Highway and Bandra Kurla Complex. Patancheru and Mumbai properties strengthen operational leverage within the Hyderabad/Telangana and Mumbai economic corridors, maximizing market density. The company recently gained no objection from the National Stock Exchange and no adverse observations from the Bombay Stock Exchange for a Composite Scheme of Arrangement restructuring its asset-light and ownership platforms.
