In August 2026, Jinmao Group officially resumed independent operation of its hotel business, ending cooperation with Hyatt Group at the Hyatt Regency Chongming Shanghai Jinmao property. The hotel, originally opened in 2014 on Chongming Island, Shanghai, was renamed Shanghai Chongming Jinmao Yiyin Hotel and is now operated solely by Jinmao.

Historical Cooperation with International Brands

Jinmao began its hotel business relying on partnerships with international brands. Its entry into the high-end hotel market started with the Grand Hyatt Hotel in Jinmao Tower, which opened in Lujiazui, Shanghai, in 2007. The Hyatt Regency Chongming Shanghai Jinmao hotel opened in 2014 as part of Jinmao’s cooperation model

with Hyatt, leveraging Hyatt’s brand influence, membership programs, and operational expertise, notably accumulating a stable customer base for parent-child vacations and corporate team building around the Yangtze River Delta.

Brand Independence and Strategic Transformation

Since 2021, Jinmao hotel business has shifted toward independent brand development, launching five self-owned hotel brands including Jinmao Yiyin, Jinmao Joy, and Jinmao Pure. These brands cover different market segments: Jinmao Joy targets urban business hotels and complex accommodation needs, Jinmao Yiyin focuses on natural resource-based resort scenarios, and Jinmao Pure develops high-end boutique travel properties. Jinmao also established a hotel commercial management platform to manage brand standards, operations, and membership

systems.

Hotel Performance and Brand Positioning

The renamed Shanghai Chongming Jinmao Yiyin Hotel maintains its infrastructure but shifts operational focus to align with local ecological resources. Before the rebranding, Hyatt Regency Chongming Shanghai Jinmao achieved weekday occupancy rates exceeding 50%. Jinmao Joy hotels, such as the one in Ningbo, record an average room rate around 700 yuan with occupancy rates above 60%. Jinmao Yiyin properties, including the Taicang Jinmao Yiyin Rose Manor, emphasize quiet luxury and low-density resort experiences adapted for parent-child leisure and health travel.

Market Environment and Operational Experience

Jinmao’s transition to independent hotel operation reflects changed market conditions, including oversupply in China’s high-end hotel segment and diminishing

traffic advantages from international brands. Annual fixed brand fees have shifted from value-added services to rigid costs, affecting profitability. However, Jinmao has built operational capabilities over 20 years, mastering high-end hotel standards and management processes through cooperation with brands like Hyatt, enabling independent operation and tailored product design for different asset types.

Localized Brand Differentiation

Jinmao’s self-owned hotel brands focus on combining local cultural and natural resources to create differentiated travel products, contrasting with standardized international hotel models. Jinmao Yiyin integrates local natural landscapes and cultural features to design targeted leisure experiences. Jinmao Joy optimizes urban business services based on core city locations

for business, conference, and exhibition clients. This strategic approach was demonstrated by the rebranding of the Chongming property, which transitioned from a model where Jinmao provided hardware and Hyatt supplied brand and operational systems to a fully Jinmao-managed operation.

An unnamed Jinmao-related source noted, “that international brands bring with their own traffic is weakening. In addition, the annual fixed brand management fee is changing from a” value-added service to a rigid cost, highlighting economic reasons behind Jinmao’s strategic shift.
