Hotel Indigo Raleigh officially opened on October 1, 2026, after a $36 million renovation of a landmark building located at 320 Hillsborough Street in downtown Raleigh, North Carolina. The building, originally constructed in 1969, holds historic landmark status since 2015 and has long been a distinctive feature of Raleigh’s skyline.
Architectural Preservation and Design
The renovation preserved the building’s unique round tower architecture, maintaining its iconic curved footprint integral to downtown Raleigh’s identity. The design of the interiors was led by the New York City–based firm Inc., which introduced mid-century-modern elements including sculptural forms, geometric patterns, and custom-built furnishings. Oak finishes and natural cork
accents reference Raleigh’s nickname as the “City of Oaks,” while artwork by North Carolina artists selected by nineDOTarts further grounds the hotel in the local culture.
Hotel Features and Amenities
The hotel offers 204 guest rooms characterized by locally inspired design. It features a reimagined ground-floor lobby lounge that replaced previous segmented spaces with a large, light-filled community area. The property includes a vintage Airstream courtyard coffee bar, multiple flexible event and meeting spaces, and a fitness center covering approximately 1,500 square feet, equipped with TechnoGym equipment. The top floor houses High Ground Lounge, a bar and restaurant providing panoramic city views from the
20th floor. High Ground Lounge serves elevated Southern cuisine rooted in North Carolina flavors alongside craft cocktails, establishing a new nightlife destination at the highest rooftop bar in Raleigh.
Ownership, Management, and Brand Introduction
The property is owned by Tidal Real Estate Partners, which acquired the building in 2021, and it is managed by Sage Hospitality Group, a Denver-based company experienced in lifestyle hotels and community-focused hospitality. Hotel Indigo Raleigh represents the first IHG Hotels & Resorts property to open in downtown Raleigh, adding to the Hotel Indigo brand’s presence in North Carolina alongside existing locations in Asheville and Winston-Salem.
