Phu Quoc is increasing its hotel room capacity significantly in preparation for the Asia-Pacific Economic Cooperation (APEC) regional summit scheduled for November 2027. The island’s largest project, the Ruby Beach hotel complex at Bai Dat Do, will deliver more than 7,000 rooms in its initial phase covering 17 towers. Subsequent phases could expand the complex to nearly 20,000 rooms.
Sun Group, the developer behind Ruby Beach, has entered into a framework agreement with Marriott International to explore additional hotel projects across Phu Quoc, Da Nang, and other Vietnamese cities. In March, the two companies agreed on building 10 hotels and
resorts combining nearly 4,500 rooms in Phu Quoc and Vung Tau, with openings planned between 2026 and 2030.
Phu Quoc’s peak-season hotel occupancy rate has recently surpassed 90%, reflecting high tourism demand. However, CBRE has projected that room-night demand must increase by roughly 10% annually through 2030 to sustain these occupancy levels, a challenging target especially after the APEC 2027 summit concludes.
The rapid hotel room supply expansion tests the durability of Phu Quoc’s recent surge in popularity as a tourist destination. Observers express concern that maintaining occupancy rates could become difficult once the large influx of APEC guests departs.
Besides Phu Quoc, Sun Group and Marriott’s partnership extends to other Vietnamese markets such as Da Nang and Vung Tau, signaling broader growth in the country’s hospitality sector ahead of and beyond the 2027 summit.
