Phu Quoc island in Vietnam is increasing its hotel capacity amid preparations to host the Asia-Pacific Economic Cooperation (APEC) summit in November 2027. Developers are racing to build thousands of new rooms to accommodate event delegates and growing visitor demand ahead of the regional summit.
Sun Group’s Ruby Beach Large-Scale Hotel Development
Sun Group is developing the Ruby Beach hotel complex in Bai Dat Do, located in the southern part of Phu Quoc. The first phase includes 17 towers with more than 7,000 rooms. Subsequent phases could expand the project to nearly 20,000 rooms, signaling a significant increase in Phu Quoc’s accommodation supply before the 2027 summit.
Sun Group and Marriott Expand Hotel Projects Across Vietnam
Sun Group and Marriott International formalized a framework agreement to jointly explore additional hotel developments in Phu Quoc, Da Nang, and other Vietnamese destinations. This builds on a prior March 2024 contract covering 10 hotels and resorts with close to 4,500 rooms in Phu Quoc and Vung Tau, scheduled to open from 2026 through 2030.
Hotel Occupancy Trends and Demand Growth Outlook
Phu Quoc’s hotel occupancy exceeds 90% during peak periods, demonstrating strong current demand. However, commercial real estate advisor CBRE projects that sustaining this occupancy level will require approximately 10% annual growth in room-night demand through 2030. Achieving this growth rate is especially challenging following the
APEC summit in late 2027.
The large influx of new supply from projects like Ruby Beach and Marriott’s pipeline aims to meet short-term demand spikes connected to APEC. But maintaining high occupancy afterward will depend on continued strong visitor growth to the island and related markets.
