Phu Quoc island in Vietnam is undertaking a major expansion of hotel accommodations to prepare for the Asia-Pacific Economic Cooperation (APEC) regional summit scheduled for November 2027. Sun Group is developing the Ruby Beach complex at Bai Dat Do in the island’s south, with plans for 17 towers containing more than 7,000 rooms in its initial phase. Subsequent phases could expand the project to nearly 20,000 rooms. The developer has partnered with Marriott International, signing a framework agreement to explore additional hotel ventures across Phu Quoc, Da Nang, and other Vietnamese destinations.
This latest agreement supplements a prior deal from
March, under which Sun Group and Marriott plan to open ten hotels and resorts totaling close to 4,500 rooms between 2026 and 2030 in Phu Quoc and Vung Tau.
Occupancy Rates and Market Challenges
Phu Quoc has seen peak-season hotel occupancy rates surpass 90%, indicating strong demand. However, CBRE has analyzed that room-night demand must increase by approximately 10% annually through 2030 to sustain these occupancy levels. Maintaining such growth will be challenging after APEC 2027, as the surge in visitors linked to the summit could produce a temporary demand spike. There is concern that certain hotels on the island might experience occupancy difficulties once
the event concludes.
APEC 2027 and Regional Expansion
The Asia-Pacific Economic Cooperation gathering involves 21 economies and significantly influences regional travel and hotel demand. Hosting the APEC 2027 summit has motivated rapid hotel development on Phu Quoc, a resort island increasingly popular among Asia-Pacific tourists. The planned hotel expansions, notably the large Ruby Beach project by Sun Group and Marriott’s involvement, aim to meet the accommodation needs generated by the summit’s attendance. The expansions extend beyond Phu Quoc to include other Vietnamese locations such as Da Nang and Vung Tau.
